Retail location Leipzig is clearly on the upswing

From a German scale, Leipzig is now one of the highly attractive destinations from the German scale. To the conclusion, the retail specialist Comfort and the urban development specialist Cima Advice + Management GmbH in Comfort Insight Leipzig 2025 come. Unlike in large parts of East Germany, the city center in the local location structure with a turnover of just under 700 million euros on a sales area of around 170,000 sqm is by far the most important shopping area in the city and the region.

Even in terms of quality of the stocking, after the implementation of a whole series of project developments and revitalizations in the past two decades of the city and the region, “no other retail location of the Leipzig City is sufficient,” said Comfort in a statement on the study.

The retail trade acts here in a compact inner -city structure within the inner city ring. It reaches a catchment area of around 1.3 million inhabitants, which means more than factor 2 in terms of its own population. Accordingly, the retail center with Lt. MB Research is 102.1 – but only slightly – positive. The retail purchasing power of the residents has noticeably caught up, but is still significantly significantly below the national average of 100. The very high tourist potential is still significantly below the national average of 100.

In general, the rental market in retail is significantly absorbed by Andreas Kogge, partner of Comfort Berlin GmbH: “In contrast to the general development on the investment market for trading properties, the previously temporarily broken rental market has taken off again significantly since mid -2021.” In 2024, a rental result of around 500,000 sqm was achieved in Germany. The background is the trust in market stability and more confidence in your own business opportunities on the tenant side. In addition, the current market deals are increasingly being recognized on the owner side. Rents will no longer return to the pre-corona level. At the same time, a higher level of flexibility in the contracts is currently required, among other things, from the point of view of terms, break options, additional costs, indexing, grants.

The Leipzig market benefits clearly from this revival. Leipzig’s city center counts both in relation to retail, but also far beyond with the presence there by the Gewandhaus, Thomas Church, Nikolaikirche, Museum of Fine Arts or the University in the first row of Germany’s most attractive inner cities, according to the authors.

Grimmaische Straße and Petersstraße are the most important and best -known shopping locations. The top rents range between 108 and 132 euros per sqm for smaller areas. The top rents on the market and along Hainstraße range for smaller areas between 86 and 105 euros per sqm, while on Nikolaistraße and at Neumarkt for smaller areas between 36 to 44 euros per square meter or 24 to 30 euros per square meter.
